Most downtowns don't have a retail problem. They have a friction problem.

The bones are there — the square, the storefronts, the foot traffic potential. But somewhere between the vision and the lease, things stall. The wrong operators get approached. The right ones can't find the space. And the community keeps asking why the downtown still doesn't feel finished.

We start differently. Before we recommend a single operator, we survey the people who actually use the downtown: the residents, visitors, business owners, city staff.

We walk every vacant and soon-to-be-vacant space. We look for what's missing and, more importantly, what's quietly in the way.

When we worked with the City of Lawrenceville, Georgia on attracting non-food retail to their downtown, we found something nobody expected: the parking was already there. Lawrenceville had more of it than most comparable downtowns. The gap wasn't supply it was that people didn't know how to move from the depot district to the square. The friction was wayfinding, not vacancy.

We delivered a market analysis, a ground-floor framework, a targeted operator hit list and layered in initial thinking on wayfinding to physically connect the two districts. Because a retail strategy that ignores how people move through a place isn't a strategy.

That's what on-the-ground strategy looks like. Not a report that sits in a drawer. A usable framework, a real operator list, and a city that knows exactly what belongs there and why.

Hospitality-Driven Strategy

Cities thrive when their retail feels like an invitation. We help municipalities shape ground-floor experiences that welcome residents and visitors alike.

Leasing & Long-Term Operations

Activation doesn’t end at ribbon cutting. We bring a hospitality mindset to leasing and operations, ensuring downtowns stay lively and resilient.
